Set up once: name up to three properties, enter last year’s totals for comparison, relabel the platform lines with the ones you actually use, and set your margin target. Then close each month on the same day. Revenue as it landed in the bank, twenty-seven operating expense lines grouped the way Schedule E asks for them, the cash items — mortgage principal, reserve contribution, tax remitted — and the month’s occupancy counts.

Each month returns fourteen figures per property: revenue and operating expenses, net operating profit and margin, cash in pocket after principal and reserves, occupancy, ADR, RevPAR, average length of stay, cost per turnover, cleaning as a share of revenue, expense ratio, and net profit per available night. Profit and cash sit side by side everywhere, because a property can show a healthy profit and negative cash when the loan is large.

Annual Summary lays all twelve months across, per property and combined, and names the best and worst month once you have two. Portfolio puts the properties side by side on the year and ranks them: most profit, most per available night, worst expense ratio. Monthly P&L prints a one-page statement for any property and month you pick from two dropdowns.

Tax Prep organizes the year the way a CPA will ask for it. Every expense mapped to its Schedule E line, the non-deductible items named and totaled — principal buys equity, reserves are your own money moved — the 14-day / 10% personal-use test with a flag when you cross it, mileage computed from trips and round-trip miles so it’s never double-counted against travel, a furniture flag against your de minimis threshold, and a list of what to bring for depreciation.
